2. Not Professional Advice
What AcreLogic Is
AcreLogic is a data aggregation and research compilation service. We collect publicly available information from identified government and third-party sources, organize it into a standardized format, and present the compiled findings to you. Our reports and Scan results are informational research products — they present data, not conclusions about what you should do with it.
What AcreLogic Is Not
AcreLogic is not a real estate brokerage, buyer's agent, seller's agent, real estate appraiser, licensed surveyor, title company, title abstractor, environmental consultant, engineer, attorney, financial advisor, or licensed professional of any kind. We do not hold any professional license in any jurisdiction.
Our reports and screening results are provided for informational purposes only. They do not constitute legal, financial, engineering, environmental, real estate, appraisal, or any other form of professional advice. No finding in any AcreLogic product should be interpreted as a recommendation to purchase, not purchase, or take any specific action regarding any property.
Your Responsibility
Findings are based on publicly available data sources and remote research tools. Actual site conditions may differ materially from what these sources indicate. You are solely responsible for engaging qualified, licensed professionals — including but not limited to a licensed surveyor, environmental engineer, title company, real estate attorney, and soil scientist — before making any property purchase decision. An AcreLogic report is not a substitute for any of these professional services.
We do not source, curate, recommend, or endorse any property. The property analyzed in any report was identified and provided by you. AcreLogic does not facilitate, negotiate, or participate in real estate transactions.
3. AI-Assisted Research Disclosure
Parcel Intelligence Reports use artificial intelligence (specifically, large language models) to synthesize narrative descriptions from structured data inputs. The AI organizes, summarizes, and presents data collected from the sources described in Section 4 — it does not generate original facts, perform site visits, or make professional judgments.
AI-generated narrative text may contain errors, including misstatements, omissions, or internal inconsistencies, despite our use of automated validation and coherence checks. Every finding in a report identifies its underlying data source. If the narrative text and the cited source conflict, the source data governs.
Parcel Scans (Depth 1) present structured data without AI narrative synthesis. Quick Scores and Deep Scores are computed deterministically from data inputs and subscriber preferences — they are not AI-generated opinions.
By using our services, you acknowledge that AI-assisted research products carry inherent limitations and that you will independently verify any finding before relying on it for a property purchase or other material decision.
4. Data Sources and Accuracy
Our reports and Scan results present data from identified third-party public sources. Each finding includes the source name and, where available, the effective date of the underlying data. Where multiple sources cover the same finding, we note agreement or discrepancy between them. Where only a single source is available, the report identifies it as single-source data.
We do not guarantee the accuracy, completeness, or currency of any third-party data source. You should not treat any single data point in an AcreLogic report as a definitive determination of site conditions. Known limitations include but are not limited to:
- FEMA flood maps may not reflect current flood risk. Maps in some areas may be decades old. Low-lying parcels outside mapped flood zones may still be subject to flooding.
- National Wetlands Inventory (NWI) data may not capture all regulated wetlands. New York DEC regulates freshwater wetlands ≥12.4 acres and associated 100-foot adjacent areas that may not appear on NWI maps. A formal wetlands delineation by a qualified professional is the only reliable method for determining the presence and extent of regulated wetlands on a specific parcel.
- USDA soil data is mapped at a scale that may not reflect site-specific conditions. A licensed engineer's perc test is required to confirm septic system viability.
- FCC broadband data is self-reported by providers and may overstate availability at a specific address.
- Property boundaries shown are approximate GIS tax parcel data, not licensed surveys. A licensed land survey is required for precise boundary determination.
- Zoning information is summarized from publicly available municipal codes and may not reflect current enforcement, pending amendments, overlay districts, or interpretive practice. Contact the local zoning officer or town clerk for authoritative determinations.
Reports identify data with a source tier indicator: "GIS" denotes data derived from remote sensing or government databases; "Confirmed" denotes data verified by on-site professional assessment. The vast majority of findings in a standard Parcel Intelligence Report carry a GIS source tier. GIS-tier data is inherently less reliable than confirmed data and should be independently verified before being used as the basis for any material decision.
5. Limitation of Liability
To the maximum extent permitted by New York law, AcreLogic's total liability for any claim arising from a report, Scan result, or any other service is limited to the fees actually paid by you for the specific service giving rise to the claim — or, for subscription services, the fees paid during the billing period in which the claim arose — whichever is less.
In no event shall AcreLogic be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, loss of property value, cost of substitute services, or damages arising from property purchase decisions, regardless of the cause of action or the theory of liability.
This limitation applies to all claims whether based in contract, tort (including negligence), strict liability, or any other legal theory, and whether or not AcreLogic has been advised of the possibility of such damages. Nothing in these Terms excludes or limits liability for fraud, gross negligence, or willful misconduct.
6. Assumption of Risk
You acknowledge and agree that:
- Purchasing rural land involves inherent risks that no informational report can fully eliminate, including risks related to environmental conditions, title defects, zoning changes, access limitations, and undisclosed encumbrances.
- AcreLogic reports are one input among many that a prudent buyer should consider. They are not a substitute for a title search, Phase I environmental assessment, licensed survey, perc test, wetlands delineation, or legal review.
- You bear sole responsibility for your property purchase decisions. No information provided by AcreLogic creates any duty, fiduciary relationship, or obligation to you beyond the delivery of the informational research product you purchased.
- Remote data sources may be outdated, incomplete, or inaccurate. You will independently verify any finding that is material to your decision before relying on it.
7. Correction and Re-Issue Policy
If you identify a factual error in an AcreLogic report or Scan result, contact us at support@gaiasoath.com.
We will:
- Acknowledge the reported error within 24 hours.
- Investigate by reviewing our source data and research records.
- If the error is confirmed, re-research the specific data point and re-issue a corrected report at no additional charge.
What qualifies as a correctable error: AcreLogic pulled data for the wrong location, a data source returned an incorrect value that we failed to catch, our analyst misinterpreted deed language, a cross-section contradiction was present but not flagged, or a data point was attributed to the wrong source.
What does not qualify: The underlying government data source was inaccurate, conditions changed after the report date, or you disagree with how findings were presented but the data itself is accurate.
Refunds are offered only when a confirmed error is material and cannot be resolved by re-issuing a corrected report within 72 hours.
8. Automatic Renewal and Cancellation
Your subscription will automatically renew at the end of each monthly billing period unless you cancel. Silver: $20 USD/month. Gold: $45 USD/month.

Price changes: We will notify you of any price change at least 15 days before your next billing date. Continued use after the effective date constitutes acceptance.
9. Payment and Billing
All payments are processed through Stripe. We do not store your payment card details. One-time purchases are charged at the time of order. Subscription charges are billed monthly.
Failed payments will be retried up to 3 times over 7 days. If payment cannot be collected, your subscription will be suspended. Prices do not include applicable taxes.
10. Intellectual Property

Your use of AcreLogic is also governed by our Privacy Policy.
13. Indemnification
You agree to indemnify, defend, and hold harmless AcreLogic, its owners, and its agents from any claims arising from your use of any report or Scan result, your property purchase decisions, or your violation of these Terms. This does not apply to claims arising from AcreLogic's gross negligence or willful misconduct.
14. Modifications to These Terms
We may update these Terms from time to time. Material changes will be communicated by email at least 15 days before they take effect. The current version is always available at acrelogic.gaiasoath.com/terms.
